Water and walls first
Many older Essex County houses sit on block or stone foundations. Before we frame anything, we look at the walls and deal with any water, because finishing over a damp wall only hides the problem. Masonry and waterproofing are part of our own services, so the same company that finishes the room handles this step.
What a finished basement costs
Our published starting point for a basement renovation is $15,000 in labor, with material on top. The main drivers are the square footage, whether you add a bathroom, and the flooring you choose.
Our trade prices show how it adds up: drywall at $220 per sheet hung and finished with material, vinyl or laminate flooring from $5 per square foot installed, electrical fixtures from $300, and plumbing fixtures from $950 for a bathroom or laundry.

Permits
Turning a basement into living space generally means framing, electrical and often plumbing work, and that generally needs permits and inspections from your town. We file them and meet the inspector.
