What an addition costs
Our published North Jersey average for new finished floor space is $400 per square foot, labor and material included. At that rate, a 300 sq ft addition works out to about $120,000 and a 400 sq ft addition to about $160,000.
Kitchens and bathrooms inside the addition, a second story, and foundation or site conditions push the number up. Simple open rooms bring it down. We give you the full line-by-line cost once the plans are drawn.
Home addition cost by size, and the approvals New Jersey requires
Structure: beams, framing, openings
Opening a wall, carrying a second floor or cutting a new storefront means a beam, and a beam means an engineered size, temporary shoring and an inspection. We do this work in houses and in commercial buildings. The Abuelo's Steakhouse storefront in Bloomfield was opened up and carried on a new header.
Porch conversions
An enclosed porch is often the cheapest square footage in the house to win back. We strip it to the framing, build a new subfloor and tile floor, and finish it with drywall, trim and paint so it reads as part of the house.
Roofs
Our roofing price is $11 per square foot, labor and material, for a GAF Timberline HDZ architectural shingle roof. We tear off to the roof deck, lay synthetic underlayment, and finish with ridge cap and vents.
